To grow this business, additional parking is planned for multiple semitrailer combos, additional area for small item storage, adding recreational trailer parking spots, and more secure fencing of the property with adequate lighting to encourage more patronage. I feel this rental niche is in demand in our area as many private semi drivers have nowhere to park their rigs off street. Also, recreational trailers are required to be parked off street and many owners do not have the area to do so. There is a constant demand for parking for both of these large vehicle types. Having on-site, live-in monitoring encourages renters to choose our facility and close by, secure storage for tools, parts, etc. adds a level of convenience that owner/operators seek. The past 7 years have seen our facility full with no lag between patrons, and I have a waiting list for openings.

Self Identified Competition
Top competitors are hard to specify as most of them specialize with one type of storage or rental. This area has no large parking facilities for semis, and no exclusive storage for recreational trailers. The small unit storage facilities have no semi parking and are B&S Storage, and Ed's Sheds. The main difference our rental offers is on-site monitoring and offering a semi parking area with secure small storage space adjacent top parking spots.
