Funding Usage
We have recently been pushed out of our 10+ year rental due to the constance increase in rent, we just couldn't afford it anymore. In Dec 2021 we purchase a raw piece of land so we could build our own space where we could stabilize our monthly payments and not be at the hands of a landlord. Today, May 14, 2024 the building is complete and we hope to have occupancy by July 1, 2024. During Dec 2021 until not May 14, 2024, anything that COULD have gone wrong with the process, DID go wrong. From there being a lien on the property that we were unaware of, from the previous owners having not paid taxes or Property Owners Association fees in over 10 years. Then when that was settled and we went to build, the soil was bad, so we spent over $80,000 just on the soil. We wanted to pull out of this project so many times but we were so deep into it financially at this point and we were determined to see it through. This is going to be our forever business, we have been in business since 2009 and it's our passion. Will go in to more detail if needed (happy to)! To continuing to create revenue we have to add on additional classes to be able to attract new customers, who would otherwise not step foot in to the gym. Looking to add a senior class, a class for overweight people (obese), and add on a brand new type of training called Bungee Fitness.

Business Plan
Through marketing and word of mouth we would really like to grow our business by adding classes for specialty populations such as: geriatrics, bariatrics and people with very limiting orthopedic issues. Everyone should have some place and someone who believes in them enough for them to become physically active, no matter the age or disability. I often here people say "this is the best hour of my entire day, everyday". And, everyone should get to experience this. One of the specialty classes that I am getting certified for this upcoming weekend (I have to travel to Ohio for this) is in Bungee Fitness. It's a European fitness discovery that has slowly migrated over to the USA (west coast mostly), but there is nothing here in VA, at least to my knowledge after extensive research, so we are hoping this is something that will set up apart from the other gyms in the area. Each bungee system (hangs from ceiling) and a harness for your legs/waist costs close to $2000/station. We are hoping to provide at least 14 stations. If you would be so generous as to support us, you would have the opportunity to align yourselves with a mission-driven organization led by individuals who are deeply invested in making a positive impact on the lives of others. Awarding CrossFit Warrenton (rebranding as Warrenton Functional Fitness) anywhere up to $200,000 is an investment aligning with several benefits. We have decided to rebrand from CrossFit Warrenton to Warrenton Functional Fitness which we hope will reflect a strategic shift towards inclusivity. The new name emphasizes the gym's commitment to providing functional fitness for individuals of all ages and abilities. While we are already very welcoming and inclusive, we are hopeful the gym can overcome common misconceptions associated with CrossFit, particularly regarding safety concerns. This rebranding effort will enhance the gym's appeal to a wider demographic, including older adults who may have been hesitant to engage with CrossFit previously. Wit any help in funding, CrossFit Warrenton (soon to be Warrenton Functional Fitness) plans to introduce a range of specialty classes tailored to different demographics and fitness levels. These classes will cater to the needs and interests of diverse populations, including older adults who may feel intimidated by traditional CrossFit programs. By offering specialized classes such as, functional movement for seniors, mobility training, and body weight movements for the obese population, the gym can attract a broader audience and address the specific fitness concerns of older or sedentary individuals. One of the distinguishing features of our gym is its emphasis on safety and personalized attention. We emphasize the importance of having supportive coaches who prioritize the well-being of each member. Each members has direct access to my cell and I encourage them to reach out with any concerns. We are commited to individualized care and responsiveness. This approach not only enhances the member experience but also helps to mitigate potential risks associated with physical activity. Investing in us is not just about supporting a gym; it's about investing in the health and well-being of the community. By making fitness accessible and approachable for individuals of all ages and backgrounds, the gym plays a very important role in promoting community health. By offering a sense of belonging and camaraderie among our members, we contribute to the social fabric of the community, creating lasting bonds and connections that extend beyond the walls of the gym. We celebrate birthdays, holidays, life events, in which everyone from the gym is invited.

Self Identified Competition
Old Town Athletic Campus (less than 1 mile away) CrossFit Vint Hill (5 miles away) Globo Gyms (Planet Fitness and Anytime Fitness) - both less than 1 mile away. It's hard to come across a gym where every members has direct access to the owner 24/7. Everyone has my number. If they are working out with someone other than me, and they usually only come to my classes, they will message me to see if I can give them a modification to the workout for the day. They know I will respond because they know I care. We do whatever we can for every individual; we are very community based. If someone is sick the members of the gym will set up a meal train system. If someone gets married or has a baby we celebrate. We celebrate holidays together too; everyone is invited!
