VeteranPropertyManagers 834695163 | Government Grant Application

VeteranPropertyManagers | Application Preview

VeteranPropertyManagers is applying for government grants to fund enhancements to their vacation rental operations. The requested funds will be used for remodeling a deck, purchasing a 5-7 person hot tub, installing an electric vehicle charging station, acquiring a transportation cart for guests, creating a direct booking website, and for marketing and advertising efforts.

Their business strategy follows a 5/50/250 model. The plan involves acquiring unique vacation rentals in popular markets, with the goal of generating an annual net income of $50,000 within five years. If this goal is not met, the properties will be sold and alternative vacation rentals will be sought until the target is achieved. Ultimately, the aim is to own and expertly manage five properties generating a total net income of $250,000 annually.

The application emphasizes the viability of this investment strategy in short-term rental (STR)-friendly markets by leveraging cash flow, property appreciation, and tax benefits from depreciation. The Retreat at Bear Creek Lakes exemplifies their successful model, offering not only a place to stay but a memorable experience with unique amenities like a ten-seat movie theater and thoughtful decor. Personalized guest experiences are a priority, highlighted by a digital welcome display in the foyer.

Regarding competition, the local area features a range of cabins and homes, but the applicant believes their biggest competition comes from similar homes located slightly farther from the lake. Unlike their competitors, which offer standard amenities, VeteranPropertyManagers focuses on creating immersive experiences, including specialized services for seniors and exceptional customer service. This approach, combined with their unique property features, provides a competitive edge in the vacation rental market.

  • Business Plan

The plan is 5/50/250. As with the Retreat, I will purchase unique vacation rentals in obscure, drivable, and popular year around vacation markets, give myself 5 years to outperform my competitors on in those markets and annually net $50k a year. If not, then I will sell and reposition to a vacation rental that will net $50k annually, rinse and repeat! Following this plan, the goal is own and self-manage 5 vacation rentals and net $250k a year. This is a proven real investing plan that works well in these "STR-friendly" vacation markets, allowing for capitalization on cash flow, appreciation, and STR loophole depreciation. Properties, such as the Retreat at Bear Creek Lakes!, is booked, not just for the amenities, but for the unique decor, thoughtfulness, attention to details and the experience! The Retreat has a 10 - seat movie theater (converted the garage), a chairlift for those with difficulty climbing steps, a dedicated office, full wall prints of scenic downtown Jim Thorpe, 3-D wallpaper in office, theater, and bedrooms. This is not a real estate investing business, this is a hospitality business that personalizes a guest's stay with a big digital billboard in the foyer, welcoming my guests by name. Don't just take my for for it, take a tour of the Retreat: https://viewer.threshold360.com/?thresholdId=8491783-1303985800&preset=share

  • Self Identified Competition

The Bear Creek Lakes community consists of cabins and 2-story 3-4 bedroom/ 2.5 bath homes. The homes and cabins around the lake with docks for boats, I cannot compete with that. My competition stems from identical style homes 5 minutes from the lake. My competitors offer hot tubs and a golf cart for transport. My competitors do not go above and beyond to create an experience for their guests, simply a place to stay while in town. I have reviews where my guests bypassed their original plans and just stayed in the theater all day. The Retreat reintroduces seniors back into the market with the chairlift and shower chair option. Also, I practice the lost ancient art of Customer Service, by being responsive and engaging with guests.
