Initial investment should be realized within the 7th year. The Black Hills area is seeing a huge influx of new residents. Retail sales of property is seen on the average of 30 days on market. With the expanding of the Ellsworth Air Base housing will become an issue. We aim to capitalize on this expansion and also the normal expansion of retirees wanting to retire in the Black Hills and Surrounding area. We also will be monitoring the growth in other regions of South Dakota primarily along the Missouri River and small communities that are desperate to clean up old delapidated properties and put them back on the tax rolls at a larger assessment. We have already bought properties in South Dakota, cleaned them up and resold them at a profit. Our last buy was a complete city block in a small community. With an intial investment of $70,000 for a 12 lot city block, clean up costs and legal costs were $15,500, We resold the lot in 3 months for $120,000 for a $34,500 profit. We would like to expand and cut our clean up costs. I have years of experience in landscaping, with that and a refusal to retire my wife and I hope to continue to make this a growing and successful business that we can turn over in the coming years. I have 36 years of military experience, I am very task and goal orientated and so is my wife, we are not afraid of hard work, that is why we are successful. We will not fail in this venture that is not something that comes into our vocabulary.

    Developers in this area are not interested in cleaning up old properties, their focus is on new properties. Real estate agents don't deal in stressed properties. I am sure we have some competitors out there, haven't found them yet but we have very good contacts with realtors for revitalized properties. We enjoy our work. We take pride in our work. We are not afraid to work. We feel we are doing our communities a service and our proud of that.
