    SNH Holdings, which is small and family owned, bought a historic building and we are renovating it into a venue space. This project, found in Central Nebraska and at the heart of a downtown district that is pushing to vitalize the area, would not only give locals access to a new and elegant venue space, but it also would bring hundreds of people to the downtown area every weekend. Due to the nature of the building, specifically the fact that it is over 100 years old and has zero modern infrastructure, it needs the works: ramps, elevator, electricity, pluming, heating, and cooling. The construction costs are huge, and so the funding received from this grant would be applied to these construction costs, of which are being used to bring back to life a historic 100 year old building that is at the heart of downtown Grand Island, Nebraska.

  • Business Plan

    The business would start by simply renting the venue out for events. We want to grow it into a full service event venue, specifically one that provides catering, wedding planning, bar service, cleaning, and more. So in the next 5 years, the goal is to grow from 1 to 10 employees to 50+ employees. First, Grand Island, Nebraska is not known for its ability to provide venues and event space. In fact, this is lacking. Yet, the service our project would provide is so high in demand that people have to go to Kearney, Lincoln, and Omaha to have their events. In other words, they leave their home for neighboring towns 1-3 hours away in order to have events. Therefore, investing in us brings a service to an area in need. Second, at the heart of this project is the preservation of a historic building, specifically an old Elks Lodge that is over 100 years. This building has sat empty for decades, desperately waiting for someone to come along and save it. It is positioned on the Hwy 30, directly across from the historic Hall County Courthouse, but while the courthouse continues to get used and thrive, its beautiful counterpart deteriorated. We want to change that and save this beautiful building, restore some of its original design, modernize it, and make it a contributing member to the revitalized downtown just like it once was. The problem is, such an undertaking is expensive, and every dollar poured into the project is not an extra dollar of value to the building. IN other words, a $200,000.00 elevator that is required for this 3 story venue does not raise the value $200,000.00. Helping reduce the financial burden on our family to save this beautiful building is a the second reason. Lastly, this project would, in turn, not only offer dozens of jobs over the next 5 years, but it also will bring hundreds of people to the downtown area every weekend. This downtown and its revitalization is known as the Railside Business Improvement District where there is a push to revitalize shops, restaurants, boutiques, and more. Adding a place that attracts hundreds of people every weekend will help grow this downtown and these local businesses.

  • Self Identified Competition

    Boulder Flatts (Grand Island, NE) - Large machine shed type event space. Younes Hospitality (Kearney, NE) - Large conference center rooms attached to hotels. Our Venue will have both an industrial chic option and a elegant ballroom option, neither of which are offered at the competitors listed, nor in the 100+ mile radius. Coincidently, these looks are what people want. Take the industrial look, for example. People want that exposed brick with beautiful lighting, floors and architecture. In our space, it will be called Arches Hall due to all the arches built into the walls and doorways. These are perfect architectural accepts to what will be the exposed brick and lighting. Other people want a beautiful ballroom, white with elegant lighting, décor., etc. It makes them feel like they are in a palace. Our second space would also do that. Our competitors cannot, and it causes people to leave the area. In addition, our competitors listed are not in the downtown area, and as such, do not draw people to the local and small business owners like ours would. Investing in us provides a space, employment, and a service lacking in the area and lacking in our competitors. Lastly, we are small and family owned and while our competitors are family owned, they are significantly more well off than us, have an abundance of capital to access, and not a start up.
