    Building additional structures, in a community where there are activities, walking paths and other activities, golf clubs, golf courses, beaches nearby by of Lake Pepin, a tourist destination as well ad joining an active retirement population. Lots to build on are already chosen by me. I had a friend/investor who was supposed to help with this project, but he as a friend was not comfortable with working with each other and ruining a friendship. Plus, he is reluctant, because he actually lives in Connecticut, so he is not familiar with the area and the differences between the thriving building of multi family housing, especially for the middle age/disabled population. State housing supports for low income/disabled residents guaranteed income and no risk of loss as the government has a contract to guarantee rent payments and any damages will be paid to owners/landlords/management companies,etc. Full background checks, credit reports, references, 6-12months of bank statements. Thus, all tenants are thoroughly investigated and are required before any new tenants can be issued a lease agreement. These are the conditions by all HUD properties, so they are not discriminatory, disability verification by a physician is also a valid condition for any specific conditions, such as age restriction and/or disability recorded in recordings to state of MN. I have done a lot of research and have been dreaming of this for for many years. Once I found the middle aged disabled community has fallen between the cracks of the state and federal governments and I am one who is motivated to make this happen. The barriers I have been facing is I live on an extremely low social security disability income, not enough to pay any more than my current expenses. My income is only $12,000./year. I do have the ability to access first time home buyers money, closing costs up to $12,000, down payment assistance up to 24,000. Deferred 2nd mortgage at same time as first mortgage is closed and no payment if me as owner reside in one side, approx 20 years or keep it in low income housing for the rest of the restrictions. Keep in a trust LLC to protect the myself and any other investors. I would like to work with the project start to finish in design, handicapped accessible features for the building project from working with architects, oversee contractors, but have an actual onsite experienced new construction company project manager who will work on site, ordering materials, scheduling and possibly other development projects Please review the lengthy discription under the 5 year plan. I am beyond excited about this project. I am an asset to this project and the future of this project. I have more experience in so many different fields than most. The ideas are unique to my own personal experience, which has given me the confidence and confidence, motivation to work with others to get things done. I am willing and eager to work with every single aspect of the project, start to finish. Then, I am able to guarantee income from government backing for every single unit. I can even guarantee no Vacancies will exist. The government will be able to keep referrals coming in and they guarantee rents, if a tenant does not pay, the government backs the tenants, in the lease agreement, with additional addendum, which is where the programs agree also agree to cover any and all damages, so no risk in losses. I have connections in the government agencies, which are always looking for clients to find suitable housing. This is a great asset to have. My project has never been developed. I mean ever, according to my research. I have a unique design and well thought out project, from my personal perspective on the architectural design, accessibility features(disguised), never noticeable in the design. The design has never been seen. This is a project with an exterior which looks like an elegant single family home. I would like to patent the idea it is so amazing for all walks of life, not just the disabled. Any level of mobility from physically active to physically disabled. No one will recognize the difference. I have been able to create ways of modifying a project to make those who do have limitations feel better about their home, we disabled individuals, enjoy their homes to be as stylish as any other person. These are my views from my own life experiences, as I am a 55 year old who has been disabled due to health issues. My disability is not visible. I am one who has experienced many different health problems, but my mind and drive is still extremely determined, which is why I have been dreaming of completing this project for many years. Now I am reaching out to you for the opportunity to make this project possible. I have high hopes for the future of this project and the potential for the growth of a unique community for the "forgotten ones ", for the middle aged disabled people who have fallen between the cracks. These middle aged people are stuck in Assisted Living Facilities with those who are 80-99. Their memories are fading and most have dementia at their age. I am one of those people who have been put in an an assisted living facility, though, if I could find adequate housing . Unfortunately, housing shortages have made it impossible for me to find a suitable home for my income and modifications to be accessible, without being on years long waiting lists. These properties are in high demand and the market has not even been touched. Never even an attempt. I also want to mention I already have a location within a golfing community with walking paths, golf cart paved paths throughout the neighborhood which go through to the golf course and a fine dining restaurant within the neighborhood. Everything a disabled person can use, a city which is geared toward active retirees and a very beautiful lake bringing tourists year round which is driving the property values higher, but I do have lots which are extremely reasonable compared to any other properties in the area. A gem of a location! These are all the things to prove the most unique and profitable project. My experience with every avenue of the business will be your greatest asset and your best contributor to the success of this project! I am very happy to meet virtually or face to face with any potential investors. I thank you for the opportunity to present my proposal to each investor and I am grateful for your willingness to support my dream of launching a very new kind of startup that will be able to grow rapidly in the future and thrive in the near future.     This project has no competition or any specialty purpose for the age and disabled low income, home like setting of properties. The goal is to create a new type of housing community. Let these people live their lives as happy as possible and live in a community where people live with with many of the same needs and interests. I am a disabled woman who is in a situation where I am unable to obtain suitable housing for my age group of 50-60 years old and is handicapped accessible, restricted, limited needs, mostly independent, outside agencies and community services are available for disabled persons who need to be personally obtainable by those residents who have limited mobility, such as an independent living resident who has minimal needs. I have have been in the new construction business since 25+ years plus an consultant to many building companies and new construction home buyers from a co owner of an independent new construction/real estate company, I have dealt with all stages, from architects to sales. I won The Parade of Home in Rochester, MN in 2006. The first time our company entered the competition the first high level model home in a category of 500,000-1,000,000. listing price. My first year with the company only as a Realtor, but I jumped into the full design process: Working as the interior designer, exterior design from product to color schemes, assisting the architectural designers from inside out, from kitchen design with a thoughtful accessible kitchen yet unnoticeable, wider hallways, master bathroom designs with a 5'x5' tile shower was a roll in design with a beautiful soaking tub, none of the designs were noticeable, just convenient and a great selling point when I presented the design has been thought out, so you will never need to change a thing or leave your home in your later years...built all the specifications of the design. I don't know anyone who has done what I have accomplished in 15 years of working in the industry and I have been doing disability designed for homes since 2000. I have had a daughter who had an undiagnosed neuro muscular disorder, her health issues were delayed then debilitating. She passed away in 2003. I have the most experience with physical disabilities as her needs progressed. In that period, I built the first handicapped accessible home to accommodate her needs, yet was designed as if it were a high end home. I then built my first model home with my eventual purchased within 1Year, I then built a 2nd home for myself for myself as my own future changed and began developing multiple rare different diagnoses. I built the most comfortable home with the features necessary, but masked, bc I didn't and don't want my project to look like a choppy accessible design. I refused to look differently than anyone else. My experience with these designs led me to begin creating every home we built to be livable from the early years through the later stages of life. I have to say, I have never seen a like it. Only as an obvious senior citizen duplex, but leaving the home on a cheap flat lot without a basement. A few things can be added when stairs are not safe to walk. A stairlift is reasonable to install and the person remains seated on a folding seat. Even an elevator is not out of reach. This is specifically why I am a different well rounded person, a woman at that! I have all the design skills and experience with using accessible. I am very proud to say a walk out lot has the same potential for a disabled individual. Let them have storage space and a finished lower level for additional finished square footage or future projects, a potential apartment for future income, by finishing the lower level with a specific design for the future design, plumbing for a future conversion to be an amazing opportunity to create a space for guests to stay as well. No other plans have ever been proposed or designed anywhere near or far.
