Legacy at Laconia LLC | Application Preview
Legacy at Laconia LLC is seeking government grants to fund various operational needs such as engineering, architectural services, legal fees, permits, and infrastructure development. The business aims to replicate its successful community model, which promotes vibrant, inter-generational, and self-sustaining living environments accessible to individuals of all ages and income levels. By partnering with local construction companies, the organization intends to implement these projects nationwide.
The application emphasizes the urgent need for affordable housing, citing its diminishing availability due to rising construction costs and economic fluctuations. Legacy at Laconia believes that while non-profits struggle to keep pace with demand, their for-profit approach enables quicker construction and a more significant impact on the housing crisis.
Although non-profit housing agencies represent their main competition—whom they collaborate with—there are for-profit developers focused solely on profit maximization, lacking the social mission that Legacy at Laconia embraces. The company asserts its competitive edge lies in its ability to operate independently of economic downturns, allowing for continuous year-round development and a consistent contribution to alleviating housing shortages.

Business Plan
We will replicate our vibrant, inter-generational, self-sustaining community model which includes housing and services for all ages, all incomes and all abilities levels, across the nation by partnering with the local construction companies for each project. Housing is a necessity not a luxury. We are increasing the living conditions for our fellow human beings. Access to affordable housing is becoming increasingly difficult due to the costs to build. Building starts are tied to the economy and the driving factors which compounds the housing shortage problem. The non-profits cannot build fast enough to make a dent. We, as for-profit developers, can build much faster and reduce the growing housing shortages and bridge the affordability gap if we have access to sufficient grant monies.
-
Self Identified Competition
Non-profit housing agencies are the closest competition - however we collaborate with them. There are other for-profit developers that focus strictly on maximizing profit by building out residential units, but they are not trying to do what we are doing. For-profit developers focus on maximizing profits. Their building cycles are dictated by what's happening in the economy and stops when the economy is sluggish. With the right fiscal partners and assistance we can build year round regardless of what's happening in the economy. This directly helps to provide more housing at all times.
