Funding Usage
The property for which I provide the service is a 6 acre parcel with a cabin, and I am also utilizing 2 acres of my property directly adjacent to the cabin. I provide additional amenities to the vacation rental experience on my property including a pond, creek, outdoor bar, and recreational activities such as badminton and cornhole games. The funding will allow upgrades and increase safety on the property with fencing, decking, stairs, a small bridge, and a pier.

Business Plan
The rental property owners are open to upgrade their property as well, which will increase the value of the vacation experience. They will be finishing the basement of the cabin to increase usable square footage and allow an increased number of people to comfortably stay in the cabin. As well, they are open to additional amenities on their land including a walking trail and benches, stairs to the creek, fencing, and decking. Our joint plan is to provide a rental option in our beautiful location for guests, and expand accommodations for family reunions, other group gatherings, and an all-season vacation destination for guests. The small town of Seeley Lake's main economy is driven by the lumber mill and all season tourists. Seeley Lake is currently attempting to regain stability from losses as a result of fires and Covid which significantly impacted the tourism revenue for all businesses in the area. More impactful however, is the lack of accommodation accessibility for guests. A large resort to the south of Seeley purchased the only two hotels that are in Seeley, and utilizes them for their employee housing. The many camping options in the area have become mostly reservation only due to the demand. There has been a significant uptick in the number of property owners who are providing vacation rental options on their properties, and it has become a competitive business opportunity in our area. In order to provide a needed service to contribute to my community I am pursuing the potential opportunities to improve my land, and in partnering with my neighbor, maximizing the natural beauty of our land for optimal guest experience. Improvements will not only increase the safety for people and animals on the property, but increase the ability to provide a unique, memorable vacation destination to Montana, where our contribution will include a needed service for peaceful, relaxing, natural respite from this world, even if it's only for a weekend. My hope is to continue this business independently from my neighbor's property should they decide to no longer use their home as a rental. I am retiring next year from teaching, as I will have 26 years in as a Special Education Teacher. I have this opportunity to continue to earn income in a different capacity and am attempting to receive support to kickstart the upgrades and improvements for which I have planned.

Self Identified Competition
The top competitors currently are larger, established facilities located on Seeley Lake who are able to accommodate large groups for reunions, weddings, and other group gatherings. Their facilities include cabins and campgrounds, lodges, meeting venues and recreational accessibility and rentals. Lodges on the Lake, and The Tamaracks and Double Arrow Lodges are the top facilities, and other competition is the many private home vacation rentals working as Airbnb and/or VRBO properties. My property is located 3 miles from the main town center of Seeley Lake. The location of my and my neighbors' properties is a very unique, natural, and private area yet is so accessible to town, lakes, mountains, and every outdoor recreational activity available in the area. The personal details I provide as host have been rated as 5 star from every guest we have had so far, and we are starting to have repeat customers and referrals from guests as well as a steady continuation of increasing bookings. My property has the potential to provide both an enjoyable and healthy retreat for people, while simultaneously contributing to our community as a viable tourist destination.
